In full charge of Portfolio Mgt
1、Ensure first class Mgt and Service to Tenants and Customers, and raise suggestions as necessary
2、Maintain high occupancy and high ROI
3、Plan and update Leasing Strategy and Tenant Mix, echoing with Positioning of the Mall, and meet Revenue Target and maximize Revenue ...4、Participate in Special project for improvement and upgrade of the Mall
5、Keep good relationship with relevant govt authoritiesMajor Tasks & Activities:
Leasing：
1、Foresee and analyze market trends in order to meet customer needs/want, and set proper rental revenue level
2、Prepare Leasing Strategy, Tenant Mix and Budget
3、Renew and sign new lease to maximize revenue while upholding positioning
4、Prepare 5-yr budget and keep monitoring actual revenue vs budgetManagement：
1、Ensure Team to professionally handle tenant request, enquiry and complaints
2、Chase arrears if any
3、Monitor fit out progress and opening schedule
4、Working with TECH & PMT for property maintenance plan in order to keep high quality property mgt and high-end mall image
5、To keep in close contact with Tenants, prospects, agencies etc.Others:
1、Keep proper filing and operational record keeping
2、Manage and supervise and develop Team members
3、Work together with other Depts incl. PMT, TECH, MKT, PAD, Legal and Finance
4、To provide Portfolio related info. to other Depts as appropriateSkills, Qualifications and Experience Requirements
1、BA Degree or above, 10yr min. experience in Portfolio Mgt
2、Surveyor Licence preferred
3、Network with domestic and international tenants/ service providers
4、Good in negotiation, communication, management and leadership
5、“in the market”
6、Catering to details
7、Fluent in both English and Chinese, written and oral
